Residential Mortgage Surveys

These surveys are typically used by title companies and mortgage lenders to obtain proof that the major improvements on the property are free of encroachments onto neighboring properties or into recorded easements.  Mortgage surveys establish property corners and property lines.

Construction Stake-Outs

Construction surveying or building surveying is to stake out reference points and markers that will guide the construction of new structures such as roads or buildings. These markers are usually staked out according to approved plans.

Subdivision Design & Layout

A Subdivision of Land occurs anytime a parcel of land is divided into two or more smaller tracts of land. If you are an individual that wants to “cut out” a piece of property out for a relative or if you are a developer wanting to begin a new golf course community, we will work closely with you to make it happen.

Boundary / Acreage Surveys

The purpose of a boundary survey is to establish the boundary lines of a new parcel of land, or to reestablish the boundary lines of an existing parcel of land.  A boundary survey can be a useful tool when the location of a boundary line is in dispute, when making an addition to your home or improvement to your property, protecting against the loss of property to an outside party who wishes to gain legal interest in your land and when listing your property for sale.

Plot Plans for New Construction & Additions

A plot plan is an accurate drawing or map that shows the size and shape of your property and the location of any man-made features such as buildings, driveways, walls, septic leach fields, propane tanks and wells. A plot plan shows both what currently exists on the property and what is proposed. Plot plans are required for any proposed new construction such as new homes or commercial buildings, accessory structures, and building additions.
